The process for mortgage financing is facing increased due diligence, during Covid-19, and the following will help avoid delays and stress.
Everyone wants to save time, especially when buying a home and getting a mortgage is so busy.
Here are some examples of documents needed for a mortgage Pre-Approval. But these quick formats are not accepted by banks and mortgage lenders;
-Tax Summaries (need full T1 Generals)
-Screen shots from a mobile device (this format omits name and other identifying information)
-T4s from CRA Web Portal (does not show name or S.I.N.)
Paperwork needs to also show name, address, or other critical information needed for verification.
We will review your paperwork with you to ensure there are no obstacles?
We may still proceed in some cases with the above for preliminary records, but will advise you of formal format of your records that lenders will still need.
Save time and needless stress, by insisting on a Pre-Approval Letter that states you 'have provided records upfront'!
